COMMUNITY NEWS

~Did you see this letter to the editor on AZCentral.com?

The author of the letter expresses some frustration with the noise from the jets flying over his house, which it seems per tax records, was purchased in 2022. I can appreciate their sentiments, the jets are loud, but the jets are nothing new and they have been flying over our neighborhoods for decades, and it seems they want to point the finger of blame instead of accepting responsibility for making the choice to live near an active Air Force Base. HISTORY

Marinette: The town that came before Sun City

Story written by Bret McKeand, Marketing Committee Chairperson with the Del Webb Sun Cities Museum.

The month of July holds historical significance for two Arizona communities. For it was in July 1959 that the Del Webb Corporation began clearing the land to build Sun City – marking the very beginning of what would become the nation’s very first active-adult community.

Sun City is located in what was then still known as the town of Marinette. When Sun City opened in January 1960, Marinette would cease to exist forever. So, July of 1959 marked the beginning of Sun City – and the end of Marinette.

Two men from Marinette, Wis., originally purchased the land in the early 1900s. R.P. Davie eventually obtained the property and had big plans for a development he was calling Marinette Ranch.

Those plans never came to fruition, and eventually he sold the land to Goodyear Tire and Rubber Co., which used it to grow cotton. The land was sold to the J.G. Boswell Company in the 1940s. At one point Marinette had a school, its own post office, two stores and a cotton gin.

By the late 1950s, however, the Boswells were concerned with the diminishing water table and sold the land to the Del E. Webb Corporation, which was looking for a site to build its new retirement community. The land soon sprouted houses instead of cotton. Little remained of Marinette by the time work began on the new community in July 1959, and within a few years all signs of Marinette had completely vanished.

The history of Marinette can today be found at the Del Webb Sun Cities Museum, 10801 W. Oakmont Drive, and at our website.

REAL ESTATE

How’s the market? We all know that summer in the Sun Cities is a quieter time, and that is true for the real estate market as well. That said, it does not mean the market stops!!

The number of homes sold increased in all three of the Sun City communities, but the trend has been lower selling prices and longer times to get your home sold.

The key to the market right now, as a seller anyways, is to have an expectation based in reality when it comes to price. I just had a listing sell in 18 days, because we had honest conversations about what it will actually sell for. I’m seeing way too many homes that have been on the market for over four months and have had large price reductions. The sellers shot for the moon on price, and missed, and have spent those months slowly adjusting their price only to put themselves in a poor negotiating position.

Your chances of getting the best price are right away when you go on market, and if you spent months on market already, buyers see you as an opportunity to get a deal and will offer less than the property is worth.
